How a remodel with Josh goes
Remodels are the jobs where process matters most, because you are living in the house while it happens.
- Walkthrough and measure. Josh looks at the space, the plumbing and electrical, and the structure, and talks through what is realistic.
- Written estimate with the scope and materials named, and a schedule showing which week each part happens.
- Selections. Cabinets, tile, fixtures and finishes picked with lead times in mind so nothing holds up the job.
- Demolition and rough-in. The room is sealed off from the rest of the house with plastic and a zipper door; dust is controlled.
- Inspections where required, then finishes: drywall, tile, cabinets, floors, trim, paint-ready.
- Walkthrough with you, punch list done, final payment when you are satisfied.
Houses in Lancaster County
The housing stock here shapes the work. Brick rows in Lancaster, Lebanon and Reading have narrow kitchens and bathrooms stacked on the same plumbing wall, and remodeling them is about making the most of a small footprint. Ranches and split-levels from the 1950s to 1970s in Ephrata, Lititz and Manheim Township have kitchens closed off from the living room and single bathrooms that need a second one; opening a wall and adding a bath are the common jobs. Newer colonials have builder-grade kitchens and baths that owners replace around year fifteen.
Older houses also bring surprises: plaster and lath, knob-and-tube wiring, galvanized pipe, floors that are not level. Josh's estimates carry allowances for what is likely behind the walls on a house of that age, and he tells you what he found as soon as the wall is open.

How a job goes
From the first call to the walkthrough

Call or send the form
Josh calls back the same day, usually within a couple of hours. Tell him what is going on and he will ask a few questions.

Josh comes out and looks
On the roof, in the attic, under the deck. He measures, takes photos, and brings samples in the truck. No sales presentation.

You get a written estimate
Materials named by brand, the scope spelled out, a price that does not expire at midnight. Over $500 it is a written contract, as Pennsylvania requires.

The work gets done
Materials delivered, the job done by Josh with help as the job needs, the site cleaned every day, permits and inspections handled.

Walkthrough, then you pay
Josh walks the finished job with you. Anything on the list gets done. Final payment when you are satisfied.

Can we live in the house during the remodel?
Almost always. Josh seals off the work area, keeps a path clear, and schedules so you are never without a working bathroom or a way to cook.
How far out are you booking remodels?
Kitchens and whole-house jobs a few months out; single bathrooms sooner. Call for the current schedule.
Do you handle the design?
Josh works out the layout with you and can recommend a kitchen designer for cabinet drawings when the job calls for it.
Do you do the plumbing and electrical?
Licensed plumbers and electricians Josh has worked with for years do their parts, on his schedule, under his permit.
